Best Districts in Yerevan to Buy Property: Top 5 Areas for Investment

Editorial methodology — updated July 29, 2026: This is a shortlist of five contrasting districts to research, not a data-based performance ranking. The order is not a score. We selected the districts to illustrate different combinations of centrality, new-build choice on Karucapatoxic, everyday infrastructure, and relative entry price. No district is guaranteed to appreciate or produce rental income.

1. Kentron (Center): centrality at a premium

Why it is on the shortlist: central location, employment, culture, dining, and visitor activity make Kentron relevant to buyers who prioritize proximity.

What to verify: the exact street, noise, parking, building age or delivery status, common-area costs, realistic long-term rent, short-term-rental rules, and whether the price premium survives a conservative resale scenario.

2. Arabkir: established residential convenience

Why it is on the shortlist: Arabkir combines established services with a mix of older housing and new projects and can suit buyers who want access to central Yerevan without choosing Kentron.

What to verify: walking access versus map distance, slope, public transport, parking, construction quality, competing inventory, and the rent actually achievable for a comparable unit.

3. Davtashen: newer inventory and family use

Why it is on the shortlist: Davtashen offers a different mix of newer residential supply, quieter streets, and family-oriented daily needs.

What to verify: commute at peak hours, school and service access, heating and maintenance costs, developer delivery history, and whether announced infrastructure has funding and an active implementation stage.

4. Kanaker-Zeytun: varied micro-locations

Why it is on the shortlist: the district contains materially different elevations, streets, building types, and access patterns, creating a broad comparison set.

What to verify: the specific micro-location rather than the district name, road and transit access, slope, nearby construction, unit liquidity, and how the asking price compares with genuinely similar buildings.

5. Nor Nork: breadth of choice

Why it is on the shortlist: Nor Nork is large and contains varied massifs, services, and price points, which can suit buyers prioritizing space or a lower entry price.

What to verify: the exact massif, commute, public transport, heating performance, nearby amenities, competing supply, and whether the intended tenant or future buyer actually prefers that location.

How to compare the five districts

Use the same worksheet for every candidate:

  • total acquisition cost, financing, tax, furnishing, and immediate repairs,
  • verified rent, vacancy allowance, maintenance, management, and insurance,
  • title, permits, encumbrances, handover terms, and developer record,
  • completed or funded infrastructure—not announcements alone,
  • at least one downside scenario for price, rent, delay, and exit time.

The right district depends on the unit, price, financing, intended use, and holding period. Treat this shortlist as a starting point for due diligence, not an instruction to invest.
